CHECK IN REPORTS
The better the check in, the smoother the check out. Making sure that your tenants have a clear understanding of the inventory report, know what is expected of them and have confirmed witness to working smoke detectors and carbon monoxide alarms at the beginning of the tenancy will reduce disputes down the line.
One of our trained inventory clerks will greet your tenants at the property with an electronic copy of the inventory. They will read through the full report with your tenants as they walk around the property, adding any variations and additional photographs.
Gas and electric meter readings are taken and all keys listed and photographed. Water meter readings can be included if the location of the meter is provided before the inventory. We will check smoke detectors and carbon monoxide alarms for power during the check in process and ask your tenants to sign a health and safety disclaimer to confirm that they have witnessed the working alarms.
The tenant is then asked to sign the report to confirm that they have been through the report as part of the check in process. They are then given seven days to provide any additional comments. These comments are made electronically through our cloud based software system, which will be visible to any EZ Property Reports clerk at the point of check out.
A good, comprehensive check in is the beginning of a transparent working relationship between tenant and landlord. The end result is a detailed report signed by the tenant which will confirm many touchpoints throughout the property and will provide you the basis of all future reports.
