MIDTERM INSPECTIONS
The midterm inspection is designed to offer regular supporting evidence that the property is being looked after and that the rules of the tenancy are being adhered to. This results in an equal level of protection for the tenant, agent and landlord alike and allows the tenant and clerk to alert the responsible parties to any major concerns that may need attending to. Catching an issue early could also reduce expenses at check out. Depending on your requirement, we can attend midterm inspections throughout the tenancy, whether it is every three or six months.
We can organise these appointments directly with your tenants at a time that is convenient for them. The tenant has the right to be present for the visit but should remain in an alternative room to our clerk at all times in line with COVID restrictions. If the tenants would like to vacate we can also carry out the inspection without their being present.
As with all of our reports, you will receive a copy via email after completion which will also flag any maintenance or compliance issues.
