EPC
EPCs (Energy Performance Certificates) are a legal requirement when you rent or sell your property. As EPCs need to be renewed every 10 years, most houses coming onto the market will require one.
EPCs show how energy efficient a property is. Taking key points such as double glazing and loft insulation into consideration, an EPC assesses how well your property conserves heat and is a reflection of its running costs. As of April 2018, properties rented out in the private sector will be required to have an EPC with a minimum energy performance rating of ‘E’. It would be unlawful to rent out a property which does not have a minimum E rating unless the property has an exemption.
Only appropriate, permissible and cost-effective improvements are required. Breaches of the regulations could result in a civil penalty of up to £4,000.
